Do I need a guarantor?

Yes. All leases are required to have a guarantor. If an approved guarantor cannot be obtained, Greystar will accept a security deposit equal to one installment of rent.

Do you offer individual leases for each resident?

Yes, we offer individual leases for each resident. At HUB Madison, you are not responsible for anyone else, including roommates. There is no liability on your end to pay the rent of any other resident or roommate, which is an advantage over most apartments and rental properties.

Does an application guarantee a spot?

No, only a completed lease guarantees a spot, not an application.

How close are you to campus?

We have the best location possible as we are located on State Street and a 5 minute walk to Bascom Hill.

Are the apartments furnished?

Yes, all of our apartments are fully furnished. All you need to supply are linens, utensils and any personal items you may need.

Can I bring my pet?

Yes! We allow cats and dogs.

Can I pay bills with my credit card?

Great news! We have a feature that lets you pay online! View your balance, submit electronic checks or pay with a Visa, MasterCard or Discover from any computer. You can even submit maintenance requests. Just log onto our website and click the "Pay Rent" link. This will take you to our resident rent pay portal. There is a convenience charge for this service.

Is parking included?

Parking is separate. The cost is $275 per space per month and there a limited number of spaces. The garage is a climate controlled, restricted access facility. In addition, we have moped parking available in the garage for $60/month. Please call the leasing office for more information or email [email protected].

What kind of apartments do you have?

We offer studios, 1, 2, 3, 4 and 5 bedroom apartments.

What utilities are included in my monthly installment?

Your payments include: wireless internet, trash and gas. Electric and water are billed by Conservice.

Will you send me a bill?

We do not send bills or invoices. The front page of your lease dictates exactly when each payment is due.

What are your office hours?

The leasing and business office is open 10am - 6pm on Monday - Friday, 10am - 5pm on Saturdays and 1 - 5pm on Sundays.

When is my first payment due?

Your first payment is due August 1, of the current calendar year.

When can I move in?

Move-in information will be sent out to all residents prior to move-in day. We are currently pre-leasing for the Fall 2024 semester.

Can I request different roommates?

We want you to be comfortable here, and we will do everything we can to accommodate your roommate requests.

What is a "renewal?"

Are you loving it here and can't imagine leaving at the end of your lease? By signing a renewal, you get to extend your stay at your community!

If I renew, will my guarantor have to sign again?

We like to make this process as easy as possible! Your guarantor will not have to apply again, but they will have to sign the 1 page, Parental Sponsor and Guaranty Form.

If I renew, do I have to move out then move back in?

When you renew and choose to stay in your current spot, no moving is required!

I'm graduating in December, can I still renew?

Contact the office for details on the options available to you.

I just moved in, is it too early to renew?

Renewing now will provide the most benefit to you. By signing early, you will secure your space for next year and take advantage of the best pricing available.

How do I renew?

We know how busy you are, so we have made the process as quick and easy as possible. Renewing is a easy as "1,2,3!" Just following these steps:

1. Open your renewal email from us.
2. Review the terms, and click "Accept"
3. Follow the prompts to sign the new lease agreement.

It's that easy!

When do I start paying the new rent amount?

On the first day of your new lease.
